Underwriting and LTV
All transaction types are underwritten on an asset-basis. MMG Capital provides funds to borrowers regardless of credit, income,  or  seasoning. We are very creative in our loan structures and extremely flexible with the types of collateral that we will accept. Past fundings have included commercial and residential real estate, company stock, land, judgment awards, second homes, investment property, and life insurance annuities.

Loan-to-Value Consideration

MMG Capital will currently lend up to 50% of an asset's value as is determined on a wholesale fair market basis. Borrowers are asked to provide an indication of value in the form of an appraisal, BPO or assessed value if available. However, MMG Capital will underwrite every asset to determine its value absent an extended marketing period.

Other Lending Requirements

In addition to verifiable value, every lending scenario must have several other components.
  1. A Reasonable Exit Strategy
Every borrower must have a reasonable plan to exit their loan within a specified time period.
  1. A Verifiable Use of Funds
All sources and uses of funds must be verified prior to obtaining an approval.
  1. Documentation of Leases, Expenses or Other Verifiable Items
All items related to the transaction that affect value or ability to repay will be required during the due diligence period.
